San Nicola Arcella is a small resort along the west coast of Calabria in Southern Italy. With a beautiful old town overlooking the Tyhrrenian Sea, the town is home to just over 4000 people.

Contrada Castagneto is an area on the edge of the town not far from the main highway SS18. Arriving from either Naples airport to the north or Lamezia Terme airport from the south, this little piece of Calabria will give visitors a traditional Italian experience.

The property has two main entry points. One set of double gates for the ground floor and commercial area and double gates for the residents on the first floor.

The structure is just over 400 sq mtrs internally. The ground floor is the main commercial area, although there is guest accommodation on the first floor as well.

The restaurant has seating for up to 70 people with a large industrial kitchen totally equiped to service the restaurant. The kitchen also comes with a pizzeria to give guests all the Italian eating experiences you would expect. The restaurant benefits from air conditioning.

There is also a large terraced and garden area for external eating.

To the rear of the restaurant there is an area for car parking with 20+ spaces.

Behind the restaurant with separate entry, two guest rooms with en-suite. Each room will sleep up to four people. Both apartments are sold furnished and benefit form central heating.

On the first floor there are two patio areas. One for the main residence and a second patio for guests.

A separate entry to the owners apartment with entry corridor, stairs to the ground floor. A separate fully fitted kitchen, bathroom, large living room with a beautiful feature fireplace connected to the central heating system. Double doors give access to the balcony and patio area . There are three large bedrooms each with en-suite. The main bedroom also comes with a large fireplace which is connected to the central heating system. The owners apartment is being sold unfurnished. The kitchen does remain however. Each room has air conditioning.

To the side of the owners apartment is a two bed guest apartment with a bathroom. This accommodation would sleep 4 people comfortably. Sold furnished and benefits from central heating.

At the rear of the property there is a studio apartment with bathroom and sleeping for 2 guests. This is also sold furnished and benefits from central heating. Both guest apartments access a large patio area. There is also a pizza oven and external shower for guest use.
